Difference between Carpet Area and Plinth Area

What are the Difference between Carpet Area and Plinth Area?

Most people confuse when asked the difference between plinth area and carpet area. Most of people interchange the meaning of these two terms. These terms share some similarities but they are very different from each other.

Carpet Area:

It is the covered area of the workable spaces of room at any floor. It is measured between walls to walls within the structure and is the sum of the actual areas of the rooms where you can carpet.

That area which is available for use within a building except the area covered by the walls is called carpet area.

Area included:

The area which is included in plinth area that is given below:

  • All rooms (living rooms, bedrooms, dining rooms etc.) in carpet area is included.
  • In carpet area the Kitchen and bathrooms is included.
  • Stores and balconies are included

Areas not included:

The area which is not included in carpet area that is given below:

  • In carpet area external and internal is not included
  • Common areas (lobbies, gateway etc.) is also not included in carpet area.

Plinth Area:

It is the covered built up area that is measured at the floor level of any floor. It is also known as built-up area and plinth area is the whole area covered by the structure plus internal and external walls. Usually it is more than 10 to 20% more than carpet area.

Area included:

The area which is included in plinth area that is given below:

  • In plinth area whole carpet area is included.
  • Internal and external walls is included
  • In plinth area Utility ducts within walls of the unit is also involve.
  • In plinth area the area of the wall at the floor level, deducting the offsets of plinth. If there are common walls between two structures, half of the area of these walls shall be add in the plinth area.
  • Areas of the internal duct for the installations of sanitary system, electrical, telecom and for firefighting.
  • The airway for air conditioning and lift well is include in plinth area and also landing of lift well.
  • Staircase room
  • Machine room is included
  • Porch is included
  • In plinth area veranda, balconies and parapets is included, if these area is secured by projections, in plinth area full area is included, if the area of veranda, balconies and parapets etc. is un-secured by projections then 50% of the area is included.

Areas not included:

The area which is not included in plinth area that is given below:

  • In plinth area the Common areas is not included.
  • Cantilevered porch is not included
  • In plinth area Balcony is involve
  • Area of loft is not included
  • Area of architectural band, cornice, etc. is not included in plinth area.
  • Area of vertical sun breaker or box louver projecting out and other architectural features such as slab projection for keeping flower pots
  • Open platform is also not included
  • Terrace at first floor is also not included in plinth area.
  • Spiral staircase and landing is not included.
  • Towers, turrets, domes placing above the terrace level at terrace.

Difference between Plinth Area and Carpet Area:

There are a lot of difference between culvert and bridge. The difference is given in points below:
